1. Who we are

VITA Host SL (hereafterVITA Host”, “we”), NIF B-XXXXXXXX, 03181 Torrevieja, Alicante, Spain, operates rentals-vitahost.es for the direct sale of vacation rentals managed by our team.

2. Booking & contract

When you confirm a booking and complete payment, a vacation rental contract is formed between you (the guest) and the property owner, with VITA Host acting as intermediary manager.

3. Cancellation policy

No refund for guest-initiated cancellations. Once confirmed and paid, no refunds are issued for guest-initiated cancellations, date changes, late arrival, early departure, or no-show.

Refund if we can't deliver. If we cannot provide the booked property (e.g., a conflicting booking on another platform, major maintenance issue, or force majeure affecting the property), we will issue a full refund of the amount paid within 10 business days. Where possible, we will offer equivalent alternative accommodation before issuing the refund.

4. House rules

The guest agrees to respect the house rules shown on the property page, the maximum occupancy, and the check-in/check-out times.

5. Guest registration

In compliance with Royal Decree 933/2021, we collect and submit to the Spanish SES.Hospedajes system the personal identification data of all adult guests (full name, ID/passport, nationality, date of birth, home address) within 24 hours of check-in.

6. Liability

The guest is responsible for any material damage caused to the property or furniture during the stay. VITA Host is not liable for personal injury, theft, or loss, except as expressly provided by applicable law.

7. Governing law

These terms are governed by Spanish law. Any dispute shall be submitted to the courts of the guest consumer's domicile, or failing that, the courts of Alicante, Spain.
